Permits
Home Improvements can be overwhelming.
That is why
CTA has been using permits to help secure property value in our
neighborhood. We enjoy seeing improvements that helps the value go up. Below is
a list of improvements. If you select one that falls into your particular
category you will be able to e-mail your permit or print it for mailing. Please
understand that there are two different departments involving permits. (CTA
and City of Belton) Going through this site will help inform you of all permits
needed to complete your improvements.
CTA's permits do not cost anything. City of Belton does charge for
certain permits.

There
are guidelines that the
CTA
Board members are obligated to maintain in order to keep a cohesive balance
between neighbors. That is the reason for the permits. One side can cause an
adverse effect on the other side. (An example is when one side of the duplex is
up for sale. It can cost the owner money if the neighbor's improvements
interferes with the flow of the house, such as color, siding, roof, lawn, etc.)
Small effects are not our concern, (TAN vs. BEIGE) but large effects can cause
value loss. ( Large cut shingles vs. Small non cut shingles may allow water to
leak into the attic.) Certain permits from City of Belton are not allowed in
this neighborhood. (Example; pools, and sheds) There are two reasons for this
by-law. One reason is that our properties have easements that are owned by the
city for improvements and can cost the homeowner to tear it down and replace it.
The city nor the company are responsible for the replacement. Second reason is
two fold. First, neither structure gives the property any value and second, if
removed will bring down the value of your home (large areas of no grass will
cost to reseed and can be deducted from the value when selling). We do believe
that our by-laws are out dated and need to be revised to fit today's standard.
However, we must keep working together until that day comes. We must show that
regardless of the past, we must follow the steps and improve our homes through
permits from both departments. The City of Belton's CODE ENFORCEMENT has teamed
up with
CTA to help enforce owners to fix the appearance of their homes. (Peeling
paint, no siding, no windows, trash, debris, cluttered yards and cluttered car
ports). Please help us take pride in our neighborhood.
